Location: In or near Silver Spring or College Park, Maryland.  I'm also open to other housing options in the Maryland suburbs of Washington, DC.

Type of housing sought: Either
1. A room in a group house in/near Silver Spring or College Park, Maryland or in the Maryland suburbs of Washington, DC, or
2. A room in a single-family household in the Maryland suburbs of Washington, DC.  (You can legally earn extra money by renting a room in your suburban house if you apply for and get a license to rent 1 or more rooms in your home.)
3. Maybe a very cheap and affordable studio apartment or single person per room apartment, if  I can afford it.
4. An affordable apartment.
5. A flexible long-term Airbnb rental contract.

Preferred Price Range:
Ideally $500-$750 (or less) per month including rent and utilities and Internet access, or up to or $800 or $900 or more (including rent and utilities and Internet access) if necessary.  (I'm a fixed-income retiree.)   One possible negotiating point is that I might consider cutting the lawn in exchange for reduced rent.

Private Bath Preferred.
I prefer a room with a private bath.

Flexible Lease Preferred.
1. Preferably longer than 30 days notice for me to move out, preferably 45 or 60 or more days notice.  (It takes me awhile to find a new place to live.)
2. If I sign a long lease/sublease/long term Airbnb rental contract, I want an escape clause written into the lease that would allow me to move out earlier than the end of the lease with 30 days or as short a notice as the person leasing the room or apartment to me can agree to.  I'm a fixed-income retiree.  If I find a new more affordable place to live, I don't want to be stuck paying rent at 2 places at once for 30 days or even months.

Preferred Housing and Housemates (if you try to match housemates for lifestyle compatibility):
A professional, college-educated, and/or college student household.
A quiet, mellow, drama-free household.
While I am also used to living with a wide variety of housemates, if you are looking for compatible housemates that share similar lifestyles, then here is my lifestyle and what I would prefer in a house where people have similar lifestyles.
Similar mellow housemates, preferably college educated students and/or professionals.  And responsible people who are already vaccinated against COVID-19.  Ed is a relatively young under-70 retired single white male college-educated computer professional who has a background in countercultural living, holistic health, vegetarianism, green/environmentalist values, second-wave feminism values, and cold-war era left-wing people power political protest and politics.  Ed has lived in 2 countercultural co-operative vegetarian houses, including one during Ed's intellectual hippie left wing college years where Ed studied "Empowerment: Personal Growth and Social Change" in college, and one that Ed bought at age 24 and owned as a young computer professional.  Ed eventually transitioned into a stay-at-home retired computer professional who uses the Internet a lot.  Ed is also a webmaster.  (Ed is also legal and does not use any illegal drugs.)  Similar interests in other housemates might include cultural similarities, people with countercultural/green lifestyles, political similarities, including left-wing politics, particularly an interest in hi-tech human rights, an interest in healthy living, an interest in vitamins/naturopathic medicine, being nonsmokers, college-educated professional lifestyles, liking folk music, and a similar preferably 1960s/later preferably countercultural middle-class college-educated background.

Preferred House Features
Ideally $500-$750 (or less) per month including rent and utilities and Internet access, or up to $800 or 900 or more (including rent and utilities and Internet access) if necessary.  (I'm a fixed-income retiree.)
I prefer a room with a private bath.
I prefer a room with at least around 110 sq. feet
(including any closet space).  I would prefer 120 sq. feet or more.
Access to high-speed Internet included with the utilities (or if necessary installable by myself).
Storage space in the house for some extra gear.  (Storage space could include space in an attic, space in the basement, storage space in a shed, and/or some yard space to store plastic bins under a tarp and/or under a temporary canopy storage space.)  While I much prefer extra storage space, I am also open to housing offers that do not include much extra storage space.
A washer and dryer.
Ideally 1 1/2 or more bathrooms in the house.
Up-to-date electrical power (with 3-pronged outlets, enough electrical power, properly grounded wiring, etc.  Usually not a problem.)   I use a home computer all the time.
A legal household without any illegal drugs.

In warmer weather, the right to use a window air conditioner in my room.  I can pay a reasonable amount extra for it, maybe $30/month negotiable to pay for the extra electricity when I do use a window air conditioner.  (I really like nice comfortable climate control in my room, with a comfortable cool temperature and comfortable low/medium humidity air.)
Access to cable TV included with the utilities or available for a small extra fee is a nice luxury, but it not a requirement.
